BTO vs Resale: What Housing Grants Are You Eligible For as a Couple?

housing grant

If you’re a couple looking to buy an HDB flat in Singapore, you may be eligible for various grants under the Enhanced CPF Housing Grant (EHG) and other schemes, depending on whether you’re purchasing a BTO flat or a resale flat. Here’s a breakdown of the grants available:

1. Grants for BTO Flats (New Flats)

Enhanced CPF Housing Grant (EHG)

  • Eligibility:
    • At least one applicant must be a Singapore Citizen (SC).
    • Average gross monthly household income ≤ $9,000 (for families) or ≤ $4,500 (for singles buying under the Single Singapore Citizen Scheme).
    • Must not own or have disposed of any private property in the last 30 months.
  • Grant Amount:
    • Up to $120,000, depending on income.
    • The lower your income, the higher the grant.

Proximity Housing Grant (PHG) – For BTO Near Parents/Married Child

  • Eligibility:
    • Buying a BTO within 4km of parents’/married child’s home.
    • At least one applicant must be an SC.

    • $30,000 (if living with parents/married child).
    • $20,000 (if living within 4km but not together).

2. Grants for Resale Flats

CPF Housing Grant for Resale (Family Grant)

·  2 – 4 room resale flats: up to S$80,000 (S$70,000 if one spouse is PR).
·  5 – room or larger: up to S$50,000 (S$40,000 if one is PR).

Proximity Housing Grant (PHG) – For Resale Near Parents/Married Child

    • $30,000 (if living with parents/married child).
    • $20,000 (if living within 4km but not together).

Family Grant (For Resale)

    • Must not own or have disposed of private property in the last 30 months.
  • Grant Amount:
    • $50,000 (if both are SC).
    • $40,000 (if one is SC and the other is PR).

Half-Housing Grant (For Singles Buying Resale) If one applicant is a single SC buying under the Single Singapore Citizen Scheme, they may get $25,000 (instead of $50,000).

Additional Notes

  • Income Ceiling:
    • For EHG, the combined income must be ≤ $9,000 (for couples).
    • No income cap for Family Grant and PHG.
  • First-Timer vs. Second-Timer:
    • First-timer couples get higher priority and more grants.
    • Second-timers may still qualify but with lower subsidies.
  • Loan Type Affects Grants:
    • If taking an HDB loan, grants are disbursed into CPF.
    • If taking a bank loan, grants are given in cash after the purchase.
